Ridgefield

A drive down Main Street shows New England, Victorian and Greek Revival architecture at its best. This area has been listed on the National Register of Historic Places. Its place in history was assured by the Battle of Ridgefield in 1777 when the citizenry of this peaceful village found themselves defending their land against the British. A British cannonball can still be seen lodged in the Keeler Tavern, which is now the home of the Ridgefield Historical Society.

Recreation
Along Main Street is the Community Center, home of a Governor of Connecticut in the 1800s. This stately structure houses classes in ballet, bridge, foreign languages, etc. for Ridgefield residents and serves as a meeting place for all the town functions as well. Strolling south from the Community Center, one comes to the eye-catching sculpture garden of the Aldrich Museum. This unique art gallery is the only one in Connecticut devoted to works of living artists. Ridgefield's Skating Center provides league hockey, figure skating and family recreation. Many lakes offer fishing, sailing and beaches with state launching ramps. Great Pond becomes the center of beach recreation in the summer. Children's movies are shown on Wednesdays at the beach area. Summers offer band concerts in Ballard Park in July, church fairs, antique shows and car rallies in Veterans Park. An innovative approach to a diminishing school population has given Ridgeland a YMCA, utilizing a former elementary school, which features an Olympic size pool.

Housing
Homes of any description can be found nestled among the many lakes or surrounding the charming center of Ridgefield. Styles vary from lovely restored colonials in the delightful center of town to magnificent contemporaries in various residential areas. Because there is still much privately owned undeveloped land, the town maintains its country appeal, in spite of the increase in residences. Several condominium complexes are tucked away in beautifully landscaped, park-like settings conveniently located to shopping.

"Clean" is a term that is often used to describe an offer on a house. A "clean" offer does not refer to the price of the house, but to the terms of the agreement. If you really want a particular house, the "cleaner" you can make your offer, the better.
What are the characteristics of a clean contract? A contract is considered "clean" when the buyers are paying cash or are clearly qualified for a mortgage, the sale isn't contingent on the sale of another home, the buyers don't ask the sellers to carry any of the financing, and if the closing date coincides with the sellers' needs. A clean contract doesn't have any unusual requests for repairs or insistence that certain articles convey that would not ordinarily stay in the house. A clean offer has an important competitive edge if you are offering less than full price or if you are in a situation where there is more than one offer on the property.
